A rental yield is only useful when you know which rent, price and costs sit behind it. Two properties can carry the same advertised percentage and produce very different cash income for their owners.

Start with gross yield

Gross yield divides annual rent by the property price. If a home costs €320,000 and its annual rent is €9,600, the gross figure is 3%. Ask whether the calculation uses the purchase price alone or also includes acquisition costs. The answer changes the comparison.

Then model the cash you keep

Gross rent is not net income. Allow for vacancy, management, maintenance, insurance, property taxes and income tax. The amount and treatment of each item depend on the property, ownership structure and investor. A Greek tax adviser should review the assumptions for your case.

Compare a long-term letting with another long-term letting. Short-term rental projections need separate evidence for permitted use, registration, occupancy, nightly rates, fees and operating costs. If a purchase is intended for the Golden Visa, have a licensed Greek lawyer confirm what rental use is allowed for that specific property and route.

A contracted return is a different arrangement

Ramada Residences by Wyndham is presented with a 3% contracted minimum annual rental return from commercial opening under a 10-year lease, subject to the signed rental agreement. On a €320,000 purchase price, 3% is €9,600 a year before any owner-specific tax or costs. Review the agreement, counterparty, start date, payment terms and exclusions before treating that figure as expected cash income.

Five questions to ask

  • Is the quoted percentage gross, net or a contractual minimum?
  • Which price and acquisition costs are used?
  • What rent evidence or signed agreement supports it?
  • Who pays management, maintenance, insurance and taxes?
  • Is the planned use permitted for this property and this buyer?

Ask for the unit schedule, rental assumptions and relevant contract before comparing projects. A percentage on a cover image is not an investment model.
